1. I'm interested in your available homes for rent. What
do I do next?
If you would like to arrange an appointment to view our homes for rent, please
contact us at least 24 hours in advance. If you have viewed the floorplan,
exterior and interior photos of the home and decide that you would like to
proceed without first looking at the home, you may follow our 4-Step Process:
STEP #1
- Complete a separate rental application (for each adult occupant).
STEP #2
- Print, complete and sign the
Signature Affidavit

- Fax all documents plus your Drivers' License & SS card to: 206.350.3400.
STEP #4
- Pay the $30.00 non-refundable screening fee (for each adult occupant).
2. I really like one of your homes, but I
cannot look at it right now. Will you hold it for me?
Unfortunately no, as it would not be fair to other applicants. We process
completed rental application packages (which means every
adult occupant completes our 4-Step Process) in the order that we receive
them, on a first-come, first-serve basis.
3. Why do you need a complete application
package for every adult occupant, not just one?
We do not discriminate, so we require every adult occupant to complete our
4-Step Process, regardless if they are student, stay-at-home spouse,
retired parent, etc. We need a complete application package from every
adult occupant, not only the one responsible for paying rent.
4. Do I still need to pay the $30 Rental
Screening Fee if I send you my own credit report?
We do not accept credit reports from other sources. If you would like to
apply for any of our rentals, we will pull your credit report ourselves.
You have the right to request a copy of the credit report if you notify us
in writing.
5. I've completed your 4-Step Process. How and when do I
find out if I'm approved?
Once we receive your complete application package, we will process it
within 1 business day and submit your package to the Landlord, who will
review it and contact us with a decision. If we do not receive a response
within 24 hours, we will contact the Landlord again. If we still do not
receive a response, we will ask you if you would like to proceed with your
second choice.
If you are approved, we will draw up the Lease/Rental Agreement and e-mail
it to you in PDF format for your review and signature(s). Once we receive
the signed Agreement and a $500 good faith deposit, we will send the
Agreement back to you with our signatures.
We will not not take the property off the market until there is a
fully executed Lease/Rental Agreement and please do not make any moving
plans until then!
6. What is the difference between "UNDER CONTRACT"
and "RENTED"?
"UNDER CONTRACT" means an Applicant has been approved by the Landlord and
we are in the process of obtaining signatures and the good faith deposit.
"RENTED" means that we have received a fully executed contract and the good
faith deposit.
